Escritt Barrell Golding have a long tradition of providing invaluable agricultural services across the East Midlands. Our agricultural department is headed by our rural practice partner, Geoffrey Bishop MRICS FAAV who has practiced in the area since 1987. Lucy Kay MRICS joined the practice in 2006. Geoffrey, Lucy and Vicky Cant, Geoffrey’s secretary, are well known to the local farming community, estates and landowners.

Sales
 
We undertake sales of rural property including farms, farmhouses, cottages, farm land, pony paddocks and land with planning potential.
Sales are undertaken by:
  • Auction.
  • Private treaty.
  • Formal tender and informal tender.


Valuations  

As a firm of Chartered Surveyors we are regulated by the RICS and undertake valuations in accordance with their guidance and practice notes.  Set out below are some of the valuations we undertake:

  • Sale.
  • Purchase.
  • Valuations for Capital Gains Tax and Inheritance Tax.
  • Valuations for banks for secured lending purposes.
  • Valuations under compulsory purchase schemes.
  • Stocktaking valuations for income tax purposes.
  • Valuations for wayleaves and easements.
  • Rents on agricultural land, be it under the Agricultural Holdings Act 1986 or the Agricultural Tenancies Act 1995.

Management
 
We undertake the management of rural property on behalf of landowners.

This service includes the letting of the land and collection of rents.  We would undertake rent reviews under the Agricultural Holdings 1986 or the Agricultural Tenancies Act 1995.

We have wide experience in assisting landowners with the farming of their land through contract farming arrangements, as well as letting grassland on short term grazing agreements.

Single Payment Scheme

We have extensive knowledge of the Single Payment Scheme having submitted claim forms for farmers since the scheme was first introduced.

We are experienced in lodging the appropriate forms for registering farmers to claim Single Payment monies, to transfer land and entitlements and for the registration of new farm businesses.

We are experienced in resolving queries with the Rural Payments Agency.

Farm Machinery Sales

We undertake dispersal sales of farm machinery on the holdings using our portable computerised system.
